Is there any cost or obligation to receive an offer?

Will I receive full market value?

No, and we will not pretend otherwise. Our offer sits below full retail value because we absorb the repairs, carrying costs, and closing risk that a retail buyer would not.

What you receive in exchange is speed, certainty, no commissions, and no repair spending. For many sellers the net result is comparable. For some it is not, and we will tell you when listing is the better path.

How do you arrive at the offer amount?

We review recent comparable sales in your immediate area, the property's current condition, the estimated cost of work required, and current local market conditions. When we present the offer, we show you how we got there.

Do I need to clean or repair anything first?

No. Take what you want and leave the rest — furniture, appliances, or anything else. We handle cleanout and repairs after closing.

What if there are tenants, liens, or arrears?

All common and all workable. Tenanted properties, registered liens, property tax arrears, power of sale in Ontario, and foreclosure proceedings in Alberta are situations we deal with regularly. Tell us upfront so the agreement can be structured correctly.

How quickly can this close?

As quickly as seven days once you accept, subject to your lawyer's availability and a clear title search. If you need more time, you set the date — 30, 60, or 90 days works equally well.

Who handles the paperwork and the funds?

A licensed Canadian real estate lawyer manages the closing, title transfer, and disbursement of funds. You are welcome to use your own lawyer instead if you prefer.

Are you real estate agents?

No. We are private buyers and investors, not licensed agents or brokers. We do not list your property and we do not represent you in a transaction. In some cases we may assign our purchase agreement to another buyer in our network, and that possibility is disclosed to you in writing before you sign anything.

Should I get independent legal advice?

Yes, and we encourage it. Before signing any purchase agreement, have your own real estate lawyer review it. A seller who understands the agreement is a smoother transaction for everyone.
